What is Headington?
Headington occupies the ridge east of Oxford city centre — historically a separate village, now fully absorbed into the city but retaining a distinct identity. Its defining characteristic is concentration: three major hospitals and Oxford Brookes University all sit within a mile of each other on the London Road and Headington Road axis. This makes OX3 the natural address for NHS clinical and research staff, Brookes academics, and families who want proximity to Oxford's health sector without paying OX2 prices.
The area divides into sub-neighbourhoods with meaningfully different characters. Old Headington is a conservation village with stone cottages, a Norman church, and no through traffic. Headington Quarry and Risinghurst are quieter residential pockets further east. Marston, immediately north, is a large suburb with its own shops and green space adjoining the University Parks.

Property and prices
OX3 is noticeably more affordable than OX2 while still offering good access to the city. The gap is closing as demand from NHS and Brookes staff has grown, but OX3 typically offers 25–35% more space for the same budget as OX2.
