Overview
Shilton Park is best described as an established modern neighbourhood on the north-eastern edge of Carterton — not an active new-build development, but one of the more complete and functional family housing areas in West Oxfordshire. It was delivered over the late 1990s and early 2000s by David Wilson Homes as a planned community, with supporting infrastructure built in rather than promised later.
David Wilson Homes marked nearly ten years on site in 2008, and the neighbourhood has since matured into a settled residential area with an established community character. The appeal is practical rather than glossy: reliable primary schooling, a genuinely good leisure centre, access to Carterton's shops and services, and proximity to RAF Brize Norton and the wider West Oxfordshire economy.
Infrastructure
Infrastructure at Shilton Park includes:
- St John the Evangelist CE VA Primary School — on Bluebell Way, ages 3–11
- Carterton Leisure Centre — on Broadshires Way; 6-lane 25m pool, learner pool, gym, studio, sports hall, soft play, trampoline and café
- Sports pavilion and pitches
- Community centre
- Doctors' surgery
- Local shops
- Public open space throughout
Who it suits
Shilton Park works best for families prioritising primary schooling, leisure access and value. Carterton is the most affordable town in West Oxfordshire — average sold prices around £332,712 — making it an accessible entry point for buyers priced out of Oxford, Witney or the Cotswold edge, while still offering countryside surroundings and good road access.
RAF Brize Norton is Carterton's dominant employer. For Service personnel and MOD civilians based at Brize, Shilton Park offers established family housing within a short commute to the base. West Oxfordshire District Council is also developing a Carterton Area Strategy, focused on housing, infrastructure, town-centre regeneration and potential improved transport links.
Transport
Carterton has no train station. The nearest stations are Charlbury (GWR, ~10 miles) and Hanborough (~8 miles), both giving Oxford and London Paddington connections. The A40 links Carterton to Oxford (18 miles, around 30–40 minutes depending on traffic).
For road workers, Witney is 5 miles, Burford is 8 miles, and the Cotswolds are immediately accessible. The A361 connects north to Chipping Norton and the M40.
